You need a huge amount (of stabilized) real estate to generate the same cash flow as your W2.

@Andrew M. yeah, if you opened a HELOC while you opened while living there then it's likely that they don't want to extend that current product.

To me this is very market dependent and product dependent.. in our Market some developments that are red hot that Lennar owns they might only offer 5k on a 600k sale.
