Lots of questions....Could be a good deal but 8.3% is nothing too spectacular. 

Unfortunately a lot of the truly spectacular homes don't yet fetch the value that justifies restoration.

It is a pretty hilly region compared to, say, Texas or the Florida coastline.

If they are spectacular cleaners and reliable then it is worth the cost.

AirDNA will make no distinction in its comps for comparing your subject property on the ocean with another 4 BR home that is 3 streets in from the coastline. 

Agree, the demand for good rental properties is spectacular here.

If you need every dollar to make spectacular returns, go ahead and leverage... just watch out how much risk you're taking on.

I now have a relationship with a banker who I attend church with that is allowing me to do some spectacular things because of the relationship and another, who was recommended to me by another investor friend and who recommended me to the banker as well offering crazy good terms. 

Further, recent zoning changes have opened up the opportunity to create 'small' developments that can have a fairly nice return (used to be spectacular last year)
