@Mike StadelI'm assuming the LLC is solely owned by you and has the default federal tax classification of 'disregarded entity'.If this is the case you would not file a 941 as the owner of a disregarded entity is not and can't be an employee (i.e. can't issue himself/herself payroll and W-2).The only way the LLC could accomplish this is by making a C or an S election."

So that they have a little on going skin in the game if they feel it is truly a good dealIn my experience I have not seen that.. wholesalers are all about getting paid up front.. end of that discussion.. many need the money to keep feeding the marketing machine and simply are not financially able to take back end profits .. thinks more of a used car salesmen mentality than a sophisticated JV partner

And I said in another post the thought that these wholesaler many with very little experience are problem solvers or some sophisticated real estate transaction people is just laughable to me.. a seasoned agent will run circles around most of these folks.

@John Morehead  Normally I would say someone shouldn't be entering into a contract to purchase something as large as a hotel unless they have intentions of going through with the purchase of the hotel.I know that whenever I represent the Seller of anything such as a hotel, I put specific language in the contract that would prevent a buyer from then flipping the hotel to another buyer.So essentially, in cases such as my clients, you would NOT be able to wholesale the hotel.I think that if you're dealing with any semi-sophisticated Sellers, you're going to find similar results.

So far we have one duplex in Keizer and we're currently looking to get another multi-family property sometime soon.I've also thought that a storage unit would be a good investment, but I feel somewhat uneasy about the idea of having employees and a payroll
