You can be out 3 months rent real quick - plus have to pay court costs to solve you problem.  3x the rent is a tall order for many people - but not all people!

If subject-to solves their problem you will likely get it accepted.Find a local RE attorney that does subject-to contracts and have a chat with him. 

Most issues are solved with a phone call… plumber, AC issues, etc.  

If the carpet is newer and the ozone machine doesn't 'solve' the 'problem', I'd tell them once again to break the lease. 

Crazy idea - How about asking your tax professional instead of a bunch of people on this blog that have no clue about if you qualify for RE professional status?

THis is why long long time ago I found to solve this affordability crisis before it happen is to buy multiple under average property on the same location so I can cash it out and not getting into "poor cash" problem.Also for some of us that able to refi/purchase during record low of 2021, we generally don't have to sell.Lot of good thing happened because of those 30Y fixed LOL

And I dont have to tolerate someone with no clue of what a project is about starting to offer useless forecastings about success rates.

I just put one in my duplex last fall to make it more marketable AND to solve an issue with grading/appearances (and because I live there).
