They always get contacted by investors looking for deals and a realtor can help the entire process be more trustworthy and smoother than some random person on FB.I myself am a realtor here in Houston with a buyers list I have developed over my last five years of being in the investment real estate space.

I simply shook my head.Unfortunately social media has made it easy for these bad actors to get in front of their target clientele and it's normally the clients who have no liquidity, poor credit and very low chances for success to begin with in this business and put these courses/mentorship on their credit cards who fall even further behind.

You need to market yourself on social media, you need to direct-mail (and have an effective strategy because everyone is direct mailing), driving for dollars, hunting on MLS, cold calling (skiptrace), going to the REI meetups and connecting, meeting with realtors, talking with wholesalers (and letting them know you're not a tire kicker), etc.
