I've sifted through dozens of investor packages from Canadian LPs and REITs and am looking for recommendations from other investors. 

It can be overwhelming to sift through all the companies and figure out fees, limitations, tax implications, etc.  

I've watched some podcasts on BP, but I feel like its just WAYYY to many episodes to sift through to grab information that I will find useful.

I'm also worried about the specter of the "due on sale clause" rearing its ugly head as interest rates climb and lenders sift through their portfolios they might see that the title was transferred, then compel us to take action.I've heard from other investors (both on BP and locally in Upstate NY) that just keep title in their own name and just buy "Cadillac" insurance policies for each property.

There's a lot of flaky ones so don't be discouraged, just know you are sifting.  

Like @Elise Bickel said earlier, the larger metropolitan and surrounding markets are being sifted through pretty heavily.
