I recommend renting it as a 4/4 and being clear about the set up. 

The water tank cleaning and descaling will need to be scheduled somewhat regularly but probably not between every set of guests.

You need to set some criteria to help identify your "quality deal."

What most investors miss is setting risk return parameters that reflect their unique position.  

Rates are set to go down, although not as fast as hoped.

The limit on scaling is your deal flow (mine never was that good) and time it takes to perform the value add (I got fairly quick for example, my last rehab did all new plumbing, electrical, and flooring.
