So, while competition for homes may be beginning to rebalance, don’t expect to see home values retreat to pre-pandemic prices – especially here in Tennessee.

When their enemies would see them coming, most would retreat out of fear of what they looked like.

But you can get rid of two potential head wreckers (There is nothing worse on this planet than an HOA in a retreating real estate market).

I think what happens though is if you have a lull or leveling off and a small retreat then the sentiment goes I am going to wait for it to bottom.. so fence sitters get a sore butt either way.. waiting for it to bust or wont pull the trigger until they are darn sure it bottomed out. 

I may be able to hold some retreats there, too.
