After some research, the two areas that interest us are Vermont (probably near a ski area, Killington or Stowe) and the Smoky Mountain area. 

Many investors start with a multifamily property, like a duplex, as living in one unit and renting out the other can offset your mortgage and reduce vacancy concerns.Take your time running the numbers and researching neighborhoods—you're off to a great start!

I've been researching servicers and building data on a very small list.

Lesson learned, check your numbers more thoroughly ahead of time and actually do your research.

Find out what buyers are purchasing on the MLS and then try to land those listings. ( Example: Research tells you after looking on MLS that 4 bed,2 bath brick house sitting on 1 acre with a 2 car garage and a basement for 250,000 make up 75% of all sales in the area.

I went through this whole process recently of researching for Real Estate CPA and finally went with referral from friend that also invests in real estate. 

I appreciate how @Scott Trench is publicly giving his research, opinion, and what he’s investing in, but has the humility to admit it may or may not work out.

If I donated to the aids health foundation expecting it to go to aids care or research, I would be very disappointed with this use of the money.
