I ended up investing out of state in a more landlord friendly / cost effective market.First thing I'd recommend is figuring out your investing strategy (single family / small multi-family 2-4 units) and attend some local meet ups to network with other investors to learn from their mistakes.

The property is in the middle of town and is close to the hospitals, so I figured that a midterm rental would be the best route.

Trying to figure out what I can/should expect to charge for 1)Purchase price; 2) Down payment and; 3) the spread per month if any on what I pay per month.

If I thought for one minute there was a big market for EM deposits and a reliable bevy of potential clients I would be all over funding 7 figures .. but even with all my experience in lending I jsut dont see it  personally and maybe I am blind to it but I close a lot of deals for wholesalers 10 to 20 each and every month for years..

Until whoever is sending you these opportunities has the conversation with you on how much you'd like to make on a deal, how you figure your ARV and how you plan a rehab/ costs they are likely going to continue sending you opportunities you won't find too appealing. 

At 19, you’ve already mastered what most people spend years figuring out—turning determination into action and action into results.

I guess, I am trying to figure out how all this really work.

So it really just comes down to figuring out what solution works for a given market, but it's yet another great thing about real estate: having options!

But if I were you I would be making a immediate bee line back to the property (xmas or not) to figure what the heck happened and quickly make an assessment to get the property back in condition.
