In my hometownHome had been renovated/remodeled How did you find this deal and how did you negotiate it?

I also have experience managing remodels, contractors, subs etc and have even taken some community college trades courses (framing etc) so I have some basic trades knowledge.

For example, Zillow does a horrible evaluation of my home because it doesn't factor in the fact that I spent over $200K in an addition, full remodel, and a garage conversion into an ADU. 

Home Depot/Lowes have done lots of demographic studies before building looking for areas where there is building going on as well as a population that is doing remodeling. 

Purchased for $850k.2021 - Remodeling cost $32k2024 - Moved to a different house.

An inspection is more than the building which could be demolished, remodeled or otherwise improved. 

Keep that in mind if you're remodeling this property. 

@Tom Brown, I believe what was meant here was for an Architect in Chicago who is "Self-Certified" which is an accrediation Architects can obtain with the City of Chicago which permits us to follow an expedited permit review path on qualifying projects (remodel of a single-family home with new dormers would qualify.

I purchased the property for $690K and invested an additional $20K in remodeling.

Slight cosmetic or even larger cosmetic issues like cabinets and stuff I have no problem negotiating the price down and holding it to complete a remodel to then turn and rent it out or even if I find something undervalued picking that up and rehabbing it and reselling it. again I am WAY new I just finished the book and I am sure my agent will  help me she's wonderful!
