As a reminder, Madoff "had annual audits".Part of my DD, while I do ask if a company has audits and shares them with LPs, I also ask for FULL financials: Income Statement, Balance Sheet and Statement of Cash Flows for properties through partnership level items.  

Thanks again Paul, this was a fun opportunity to remind myself about my why, which you can't do too much in my opinion. 

Remind yourself that once you get this thing rented, someone else is helping you pat down the mortgage, keep your living expenses low, you get to reap the rewards of appreciation and the tax benefits too.

It does involve "habitation" though even if you don't own the mobile home itself and that is enough of a reminder for me to stay in my lane:)I have carved out a little niche purchasing timeshares at foreclosure and then renting them out and/or selling them for a profit.  

We have Kris Krohn in our area and the internet is full of constant reminders of "Big Deals" even if its mostly for show. 

Reminds me of someone I heard on a podcast, she built homes out of shipping containers.

You aren't going to see the money anyway but remind them that finding housing after this is going to be next to impossible and staying is just kicking the can down the road which may be a long one for them with an eviction on their record.
