But for many people, at least until they get well and truly hooked on REI for its own sake, the goal is just to build a portfolio that will sustain their current lifestyle (or better) through retirement.

hey im glad to see other 20-30 year olds on here with the same mind set as myself. im still looking for my first deal aswell a few things i do is check some of the popular real estate apps religiously every dayive also tried direct mailing on some properties ive driven by in hopes of finding a deal but lately not many people and interested in parting with their properties, but the key i keep telling myself is when you get a door closed in your face go to the next one and keep trying!

FT now for about 3 yrs and definitely enjoy the lifestyle of working for myself rather than other people. 

It's not a jackpot type investment strategy but it does provide avenues to allow you to continue living the type of lifestyle you wish to live. 

You will require another job to insure you continue to qualify for future financing and support your lifestyle.

If your only raising rents 3-5% then a small lifestyle change on your tenants part (cable, pets, vices) could likely account for the increase.
