Our heart wants to go ahead with the work, but I'm not sure if the math makes sense.

The math works a lot better in median priced neighborhoods, but that of course  conflicts with the cash flow centric approach.

I’m not knowledgeable about how all of this works but I can’t make the math work.

My quick math says, 60K (30%) down, morgage payment $1000 plus $230 /month land lease and $125/min for taxes.

But the math doesn’t seem to work at all.

Math...with $$$$ in front, and not %%%% behind. 

Kind of like appraisals one surveyor is doing their math one way and it does not match anothers.. also depends on where their controls are .. do they have to go half a mile away to find a control point to then measure back in..   

I've listened to many ways to structure deals and done my own math and (so far) have not been able to make something pencil out in the RE space that was in my comfort zone of risk.

Do your math and maybe save $20 or so like I could have. 6) You will be nervous and wishing to pass out.

Be sure when you are mathing out your next purchase, you include the cost of the HELOC.
