I would bet the selling price of a Duplex would far exceed the price of a SFH especially if it's in a SFH neighborhood.I wouldn't be to anxious to convert back to a SFH.You could have a POT of GOLD

Check out a greenhouse or even Lowes or Home Depot's gardening center and ask if there is anything safe to either plant around the front of the house or a couple pots on the front porch.

In all honesty, I have mostly settled for less if certain criteria are met ... 1)  units are under rented due to long term ownership not wanting to stir the pot, and 2) I need flooring and paint to bring it to market rents.  

Now there are different people coming and going all the time, nobody says "Hi", loud music late at night, pot smoke smells drifting into our yard, random people sitting in their car in front of our house running their engines for hours while they talk on the phone, permanent dumpster on a residential street etc.

Unless you're an attorney or a realtor/broker, your contract will most likely not meet the state bar guidelines leaving you at risk for various protections.Please step back from the transaction and get some bench strength. 

Yet, they think nothing of standing around the water cooler or coffee pot to gossip or handle personal business while at their day jobs.The big picture - how many multi-millionaires do you know that self-manage their own real estate?

Also most Mom/Pop locations are not new or are near 100% full.A previous post of mine addresses other marketing approaches such as websites, Billboards, youtubes, bus benches, etc.Sparefoot requires you to pay 1.5 months or 2 months rent for each new renter. 

I know it doesn't really make sense bc it's all the same pot.

you guys are the reason they now put them 15 feet up on the pole  :)    and or buy bus bench advertising or buy radio spots or buy the HWY signs  and TV spots .. i have seen all of those lately..
