Last tax guy messed up a lot and I caught a lot of his mistakes.

For example if you were to exit a new build in 5 years there may be no cap ex cost (i can think of few cap ex items that does not last 5 years - maybe carpet in class c and lower), just maintenance costs which would be fairly small.Best wishes

I have remodeled several hundred places and the ones made with particle board look good but don't last. 

But now things are working more smoothly and after finalizing the accounting for last year, I have a better idea as to what kind of profit to expect.

Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

Do you have other collateral, such as another income property or your personal residence (last resort) your seller could record their lien against? 

For example, in my first year of business, VRBO and Booking.com were very heavy, last year Airbnb was heavier. 

I have used Nomad for the last 3 years with a rental property and have not had a great experience.

That's kind of what I figured, the last public ballot measure vote to deny rezoning was late 2023.
