City proper has been on 5 year bear market completely unrelated to anything political, the suburbs have been adding inventory since the summer but are still very low but any measure and have actually gotten tighter the last few month, while I am open to the idea these cuts could eventually have some effect on the market, about 20% of the dc area is federal employees, let’s say the federal government cut the work force 25% which would be huge, that’s 5% of the population, but a good number of those people are either two income households where one person works in the private and/or the person being laid can go get a similar job in the provide sector l, the percentage of households who would be forced to sell thier house over this is likely in very low single digits.

For context when we do this our biweekly payments have been around $485 per paycheck so around $1,000 per month of lost income per person when we both do it.

As I purchase this in 2025 and have 0 personal use throughout the year I then plan to cost seg and use that for bonus depreciation (or what is left of it before phase out)... and wondering what % of furnishings I can deduct?

For example of above, there was a person I know, they bought a house for a rental, the square footage was enough to make a 3rd bed out of a dining room, that would increase the month rent by $400.00 a month if they did that..

I personally only use TN LLC because I am diligently maintaining all corporate formalities and staying up date with state LLC laws, this is my personal choice but again.. this all depends on your specific risk tolerance and investment situation.

I have personally invested in these types of properties in Alamance county.If you're open to STRs there's properties up and down the coast as well as lots of mountain vacation properties out West in places like Asheville, Boone, Hendersonville, Cherokee.

I think I can open another personal checking account at the bank I already have and it'll be under my name but i'm trying to buy out of state rentals with an LLC I own.
