I am a big fan of finding a house that has 4-5 bedrooms upstairs given how much you can get in rent for those.

I am not a fan of novice investors starting out with out-of-state investments.

I'm not a fan of VAs, for several reasons.

I'm also a big fan of live in flips. 

I personally am not a fan of "old" (1920's year built) properties because they may have obsolete wiring, plumbing, windows, foundation problems, etc....yet they can have charm and are often in great locations. 

Contrary to what some would believe I really like people, it's idiots I'm not such a fan of, lol.
