My design is a 3/12 pitch, overlapped flat panel roof.

There is some overlap between all of these companies, but also some specialty in that list.  

The resulting decline will Not be due to it being exactly the same tenant pool (but there is a larger overlap than you imply and ESA certificates are easily obtained for the pets).  

Reposition the shingles that are still good, weave in the new/replacement shingles... know where and how to nail them in, properly of course (laying them in correclty, no double overlap and all the tabs lining up as they should); nail down the adjoining ones too; seal all the worked shingle joints in that area; get up on and check the rest of the roof of course to make sure no other damage it present...Oh, but it'll probably only be about 10 shingles, but you'll need 1 whole bundle to get those 10-12. 

And you'll find that someone doing cosmetic surgery may not want a dermatologist in the same building just because of time overlaps.

They have resident members who have 24/7, 365 access as this last group is on a long term contract with an office allocated.So, I see many overlaps with an STR in the residential market vs the WeWork, etc commercial model.

To me, it seems like all nail heads should be underneath the other shingles that overlap. 

Sometimes meetings, showings, or even signings just can’t be rescheduled, but strong foresight on your part can derail many of those overlaps between personal and business related events.

Especially if you find a place as there are multiple zoning sections that overlap and the rules are different.

IF you really would prefer to not self manage the first year, then you probably will need to pay the going rate for property management despite the overlap.
