Allen, go out of your local area to invest.  

The only downside is that it does have a little bit of a learning curve and they have a certain number of units you must have.

But anyone who books that is either going to pay next to nothing to be 25 minutes from all the stuff to do, OR, they will book it for the amenities and probably plan to stay in.Probably 90% of my guests in nashville have booked for location.

There are a lot of poor operators out there but there's also a lot of good ones.

There are lots of REALLY GOOD investments and businesses out there - but that doesn’t mean they’re scalable.

If you've got to ask a question on an online forum about managing an out of state or out of country renovation, you aren't ready to do this on your own.

Hi BP, I am interested in invest out of state and these are the three metro area that I am looking into: San Antonio, Austin or OKC area. 

We ended up just selling our 4plex, but out of the three, I liked heart and home best.

Additionally, the preREO strategy of having a receiver appointed to repair and rent properties during the foreclosure process is best suited for local investors, not out-of-state investors (or hedge funds, for that matter).
