NO question use your FHA loan slot and buy the 4 plex.. live there a few years best investment for 3.5% down.. you can then refi and move and do it again.. one loan 4 doors in very liquid market.

Have folks commit to 15/30 minute rolling slots so people feel like they have an appointment vs just it being a true open house.
