As to inadvertently contacting someone in a mass mailing who is already represented by another agent, I simply add a disclaimer - "please disregard this letter if you are currently represented by a licensed real estate agent".  

Because properties in NYC are so very expensive were mainly looking in New Jersey and other markets were familiar with (upstate ny, western mass, Central CT)It seems from this forum and everything else I've been reading is that the best way to acquire your first property is through an FHA loan where you can put down 3.5% if you occupy the property.

I liked the area because I grew up in it, and I knew with the mass amount of commercial investment coming in, it was going to be a good deal.

The trick is to get a single property website and link it in zillow descriptions, mls pages, pulling traffic off these mass listings sites and allowing buyers to focus on your home.

I'm located in Western Mass where the market is somewhat dried up but I believe there is also great opportunity.

We have abundant, cheap land not found in other big cites and metropolitan areas.And although we are really bad at Mass and Rapid Transit (no passenger trains or subways) we are really good at building roads and highways that keep everyone moving and the area expanding.

Through perseverance and mass research with a huge amount of hope I have been able to achieve the level of "handyman" I am at now.
