You really can't use percentages, as your rents are just too low (for example, a typical 6% increase is a mere $6.  

What if inflation turns out not be transitory after all but the rate of increase merely slows?

In the example above, he was just searching for a real estate but by mere chance found an agent that is also an investor and flipper. 

Keep in mind that the 1%/2% rules are NOT rules at all, merely guidelines intended to be quick "back of the napkin" calculations.

Is it a total gut job or merely cosmetic?

Ordinary people are capable of atrocities because ordinary people aren't actually good, they merely have a kind of socially acceptable veneer of conformity, and if society goes mad, they will, too.I endorse strict rules, but not pointless rules.
