Moving to a dedicated flip 5, buy 1 buy strategy,  help me move away from a "transactional" mindset , flipping with no goal other than to increase the size and volume of flips (which was becoming exhausting) to a grower mindset.

Unless, of course, she managed to scrape up enough money for a down payment on her own property.Those are the consequences of tenants with an entitlement mentality treating their landlord's rules like filth to be scraped off their shoes.

If you go into it with the mentality of hoping for the best, but prapraring for the worst, you will do ok.

I think for CA investors that state is one to be cautious of you need appreciation in that state to make it worth investing there.. but I do realize the herd mentality and the states fiscal policies are very strong.. so if I lived in Texas I would certainly not go looking for properties in other states.

While it’s being fixed up you are exhausted and discouraged.

So many have paid the price prior, please learn from them.From a Property Manager in Detroit that Loves the City but cares about investors mental stability.

I'm definitely seeing that mentality played out here in San Diego, with myself included for the time being.

One of the most rewarding things from a financial, familial and personal standpoint.It took a great amount of time getting prepared both mentally and financially for the endeavor.I do not mind fielding a text from a tenant on occasion, or unclogging a toilet, the day I do I will hire a property manager.I pinch myself daily.
