Military length is suspended for up to ten years if you are moved due to qualified extended military duty or if you were required to move farther than 50 miles from your duty station .

I was reading the Wisconsin land lord tenant laws but did not see anything regarding notice for increasing rent do you know where to find this or what the time length is for giving notice?  

It's now overdue for another one.  

Is it advisable to use these lengthy, more complex contracts?

Let me ask you this since you brought up the point of having a lengthy relationship with your bank.

This is obviously insane, however after a lengthy email outlining my complaints they have agreed to waive the closing costs if we proceed.  

The length is usually 1 year, with a no-point 3 month extension (for the lenders that I broker with).

On one hand, ORS 90.392 (sec. 2a) clearly states that failure to pay a late fee IS grounds for lease termination, as does ORS 90.630 (sec. 1(e)A)On the other hand, ORS 90.260 (sec. 6) states that (emphasis mine):A landlord may note the imposition of a late charge on a nonpayment of rent termination...so long as the notice states or otherwise makes clear that the tenant may cure the nonpayment notice by paying only the delinquent rent, not including any late charge, within the allotted time.To me that seems to indicate that, once you give the tenant a notice of termination due to not paying rent, the tenant can fix the problem simply by paying the overdue rent.
