Purchase and Sale Agreement

I am new to wholesaling. I have the NWMLS (Washington State) Residential Purchase and Sale Agreement along with the Financing and Inspection Addendums. Is it advisable to use these lengthy, more complex contracts? I have seen one-page contracts that investors seem to use with one sentence Subject To Financing or Inspection. Is there enough protection with that type of contract?
