On here just last week, someone told everyone that all tenants hate their landlords so there was really no need to provide any level of adequate or decent levels of respect or service.

So, do they really want to hire a lawyer to try and fight you, and have their credit wrecked in the meantime and have a terrible landlord reference? 

Mind you, with mortgage interest rates in the US being so much higher now (and seemingly for the foreseeable future), I wouldn't be surprised if LTRs in Europe would cash flow better than in the whole US nowadays (to be verified).This being said, I don't and would never invest in LT rentals outside of North America  as I wouldn't want to face unfavourable landlord/tenant laws as a foreigner.

From a practical standpoint, I prefer Deferred Sales Trust rather than 1031... ( If one can make annualized 8% from any investments why become a landlord that yields less than 8%, right ?)

A big one I see is if I should let the tenants next door know that I am the landlord or not, what do you think? 

How have they dealt with problem tenants and what seems to be a challenging legal environment for a landlord?
