Hi all,Looking for a referral to a collection agency for Oakland County, MI.I purchased an occupied Duplex and have a judgement against one of the tenants or non-pay.

The owner has filed for confession of judgement here in MN (meaning he can have 10 years to pay it back at 10% interest) but in 3 days he's hitting his end date.

I did not see any judgements or Tax liens.

The truth is that it is nearly impossible to make a deadbeat pay a judgement.

Homeowners beware for the bank is allowed to file a defiency Judgement against the owner for unpaid balances left over that did not cover all cost through the sale of said property (interest, attorney fees, etc.)!

Even if there was a judgement against him, what would they attach?

I think I am kind of confused when it comes to the short sale process... are the banks still willing to short sale if the foreclosure has reached final judgement and the auction has been scheduled, or is it more effective to find those home owners who just had Lis Pendens filed and save the bank the trouble of the rest of the foreclosure process.Thanks

Deficiency judgements are allowed in SC.

Missouri is a deficiency judgement state, but many are not.

It doesn't sound to me as though you have any DAMAGES, and you if you're planning on suing the INDIVIDUAL it is likely a WASTE OF TIME and MONEY.Over 95% of all judgements against individuals in the US are WORTHLESS.
