Hello all, I am new to the forum. what are thoughts on Air BNB Arbitrage ?

Im looking at an off market deal and would like some rental projections please reach out thanks guyshey thanks how realistic are the numbers that are on air dna ?  

Most of our rentals have central air conditioning, multiple baths, and garages, often two car. 

All properties are 3 br, more than 2 baths, central air, and garages most 2 car. 

I QUICKLY found that my guests who are working class New Englanders barely wanted to use Air or VRBO let alone talk to a bot or get automated messages.

Although I don't travel by air very much....

Fairborn, which is maybe a B or a C class neighborhood, is home to Wright Patterson Air Force Base so lots of potential for military families and single Airmen/Guardians moving off base.

Do you supply tenants with air filters?

I agree with all of the fixes being cheap and easy (except for potentially the moisture), but am I the only one confused by this:"- No air filter and nowhere to place one on HVAC"What does this mean? 

For the passive investors more comfortable with syndications/REITs/CLOs/MREITs/debt funds etc, not wanting active private real estate was thinking more about relative value, Do you think there may be value in certain indoor mall/central business office that has been beaten down so much?
