It's highly debatable whether $50k can be considered "reasonable compensation" if you make $200k from commissions on the properties you sell yourself (as opposed to a split with your agents).

I highly recommend investing in a property management software, such as Hospitable, for syncing your calendar, automating messaging, and scheduling cleans, as well as a dynamic pricing tool, such as PriceLabs, for optimizing your pricing based on market demand, local events, and seasonality. 

I currently work remotely as a Manufacturing and Quality Manager for an AI infrastructure company based out of the Bay Area. 

What doesn’t work today may work in the future.Another challenge with the traditional BRRRR model is the resulting high debt load often isn’t fully covered by rental income, especially in today’s high-rate environment.

You want lower land cost with high rental demand unless you're a reno expert and flipper which not 1% of real investors are.
