Lots of things could have happened.Make sure to have your PM send notices about damage, and excessive noise if there is a clause in your lease.

Sometimes REI isn't flashy or exciting, you might just have to embrace the grind as you build up reserves for your next acquisition.

I am on the board of two self managed HOA's (Lakeview /Wicker Park) and need assistance dealing with two separate issues:  #1 Noise disturbance in commercial space  #2 VERY delinquent assessments by a single owner Ive attempted to engage two firms already but somehow these issues seem to not be attractive to represent. 

And since I can hear some amount of traffic noise from the site location, I might not be able to sell them?  

Yeah this home has hardwoods so noise from above would get old.

What else can I do about the tenants making tons of noise after 10pm?

You attack our allies and we will grind you to rubble.

Groups are a pain and want many bathrooms and don't want to live in a perfectly good house if the local cops are anti-noise.
