I second what Jonathan Greene is saying here—turnkey is probably best bet given your constraints.

I've read Brandon's RE Investing Book, David Greene's Long Distance RE Investing, Tax Strategies for the Savvy, Rich Dad Poor Dad, Chad Carson's new book on Retiring Early w/ RE, etc.

Books like The Book on Rental Property Investing by Brandon Turner and books by David Greene, also offer a solid foundation.
