But that also means you’re generating almost zero appreciation and barely better than bank CD returns.

I assure that's what's happening here, it's a generational thing.

When I looked at the house they kept it very clean.

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk). 

I would consider getting out of property management and getting into cleaning IF you think they are doing better than you . 

Then I sit down with a spreadsheet and analyze all parcels for an area and generate a list of target properties right from my computer.  

They were unable to do so and have ostensibly walked away from the project leaving their partners to clean up the mess.
