Long-term appreciation is big because I wouldn't intend to sell anything until retirement (30+ years from now) I am also in a very high tax bracket and hopeful that real estate investments may enable more deductions.Commercial:1) I've shied away from retail strips due to feedback from banks desire to not lend there and overall amazon impact2) Looking primarily at small office complexes (2-4 unit) with service businesses - anything to look at for with office buildings?

I hate to be the one that  tells you this, even when a property is getting financing to enable for someone to close, the existing owner still gets paid in full on that same day. 

There is a way however to roll those funds into self-directed IRA, which will enable you to invest in alternative assets such as real estate.

This one in particular was a personal home for us that we'd reno and refi, but would have enabled me to go from 1 to 3 doors once complete.

@Erik Whiting  I get the U cant eat equity.. rationale.. but there are other uses for equity that are not really talked about on BP simply becasue 95% of the folks here are in one asset class rental houses or units.In other real estate endevours equity is a critical part to enable one to take down different types of debt IE construction and development loans.  

Or suggestions on how to enable the companies service you better?

The other really cool thing about a VA loan is that the seller can contribute up to 3% of seller credits which generally covers all your closing costs and enabling you to purchase a home with nothing out of pocket.You are considering these 6 bases listed in order of interest.
