You may have to search a bit for the right contractor or engineer - sometimes I see one solution dominating in an area - "that is how we always do it"  Thanks for the input - yes, it sounds like the specific area this house is in is particularly bad for foundation issues.  

I do not believe it's a pricing issue because I have priced it lower than in previous years.

Get there in person and find the house in a sink hole or wrapped in meth lab tape or some other huge issue not seen online.#5 There used to be a lady named Sandra Edmonds I believe and she went by the name of TAx Lien Lady. 

Second biggest mistake is failing to realize these construction loans allow draws on improvements meaning cash expenditures are required before the first draw can be issued.

We hardly ever get a call or text about any issues.

The real issue you should address up front is what does the seller want?

Also, if this is a regional flood, Fire, Tornado or Hurricane issue; replacement costs will be even higher.F.
