These folks are more likely to have steady employment, and should retain their income through this crisis; although they are also at greater risk to get sick themselves.Already the calls are coming in from tenants asking what provisions we are making to get them through these difficult times.

There's a lot of uncertainty of if this crisis will go on for just a few months or we're looking at a multi-year recovery. 

@Kevin Lisewski I actually backed down from all the three contract I put with 1031and I’m way passed the 45 day to me, I would risk paying capital gain taxes than buying property priced before this crisis hit.

I learned some valuable lessons from the last crisis.

With the current crisis going on alot of people will look to get ride of their properties to get much needed cash.
