There are lots of vetting processes and details that need to be addressed before handing over the keys. too late now. 

You are best off to raise the rent and give the tenant the option to stay.Also, I hear a lot on here that "rents should be", "the potential rents are"... make sure that you do your due diligence when calculating potential rents because most new owner OVER estimate them.

Walkthroughs are never detailed enough to be final (ie often tenants have lower disconnected and discover broken appliances later.) 

We here don't know the details of the damage.

I’ll certainly take this as a lesson to leave no detail overlooked and to approach every aspect of my agreements with care.

I would recommend getting this level of detail from whoever you buy from.
