Thanks for the input everybody.I did try credit unions and because they denied the loan officer had suggested HML. 

He previously applied for a traditional home loan and was denied because it does not meet the secondary market requirements.

I filed a claim against my title insurance and was denied several times.

It is excessive to deny a new tenant because their prior residence had an infestetion!

Tenant either denies or sometimes complies.  

For example, CA denies you access to the courts if you are doing business there and do not register your foreign LLC.

Would there be any reason I would get denied an FHA loan given my circumstances?

My husband went from W2 to self employed while working for the exact same company doing the exact same thing with a significant investment portfolio and enough income to cover the mortgage many times over, and was denied for a loan because he didn't have 2 years of self-employment tax returns. 

Insurance companies, and this includes umbrella policies, will deny or challenge your claim especially if the damage / claim is high and based on negligence or any fault of your's, READ your small print and don't think you are so good at landlording that accidents won't happen.

But if they have bad credit or eviction you can deny regardless of sec 8 qualifications as long as you deny every applicant with bad credit or a eviction You can turn away Sec 8 on the grounds that your properties do not qualify as you are not registered or had approval from the program.
