You're probably already looking for homes that aren't turnkey, need a little more work than the average/don't have curb appeal, etc. to try to avoid competing with such buyers. 

- Going to be remodeling each unit (new appliances, bathroom, countertops, refinishing floors, etc)- Changing heat from gas to electric because electric is metered so tenant pays- Adding AC to each unit, which will be electric also- Improving common areas- Improving curb appeal Might build 4-6 new units because the lot is very large What was the outcome?

Needs some landscaping for curb appeal. but I'm tapped out for cash.

Tell them $20 a package and they'll clean up their act pretty quick.Another option is to set them out on the curb.

I am amaze at the difference a property makes when the land is cleared up- that alone adds curb appeal and shifts the perspective.
