As far as RE, I am not sure how it will turn out (my crystal ball is in my closet) but my take on it today is that CF portals are simply the middle man between the sponsor/borrower and the capital investor, similar to a HML.

I am just curious....I do understand what you mean...I guess its more of a personal investment as oppossed to a financial investment...I do sleep better at night though and the mortgage/rent money is freed up so I can make other investments...Ideally I should have bought a couple homes here in Ca. several years ago and I would have had alot of equity which I could have leveraged..I need to get myself a crystal ball :woohoo:

Speaking of builders, if we watch their moves, it shows what will happen in the resale market like a crystal ball.

Alternatively, I can probably increase rent to $2700/mo when it renews -- that's about max.I have no crystal ball.

RE is an art as much as it is a science, a good mentor needs to be in touch with both realms of the crystal ball, they need to identify the student's personality and adapt styles that can work for them, many seem to think they can just pass on what they did or do, but that student isn't them.
