The plan is to increase value by converting a luckily configured dining room into a third bedroom and close in the car port and create a two car enclosed garage. 

David,One of your biggest problems with fixing up older homes in my part of TX is that a lot of the homes built in the 80's and early 90's have really narrow (like 24") doorways that enter the bathrooms, because of the configuration of the baths there is no easy way to accommodate the turn radius and entrance requirements for wheel chair access, so you will end up having to do a total gut on one of those properties.

Do you plan to keep the existing configuration but repurpose rooms that already exist?

Although, all of the above posts have validity, I have questioned this same question to lots of folks and even experimented with different configuration.

Another solution, is to stick with the same configuration but couple a high efficiency replacement with programmable thermostats.

I am looking at a house with the exact same configuration.

OR "Having looked at the market, there are 5 comps that have sold in the last 2 months for between $185k and $220k that are close to us in size and configuration, so given the differences I feel a value of about $200k is fair."

As you so correctly state the market changes and evolves.. there are darn few who have been in the business in the same configuration for over a decade.. they have either moved on... changed industries etc.

I'm not sure about the load, but in this new house, I would assume there is enough.I was more looking for people who have installed this configuration in their rental home, and their costs and return from having the hookups.
