State law probably specifies minimum notice required, and if lease was done by a RE Agent or Attorney, would guess it complies with applicable state laws.  

In the U.S. you might be in the highest tax bracket and you would owe quite a bit when you sell or if you don't comply with a 1031 exchange or make one happen. 

We should all happily comply for the better good even if it means going broke and losing our assets .

If the tenant doesn't respond appropriately to the initial legal notices to comply with the terms of the rental agreement, then we turn it over to our attorney to proceed and their process server will deliver subsequent legal notices.For simple communications, some landlords have success with email and/or texting.

(see @Eamonn McElroy post above) If the laborer isn't the owner or employee of a company you hire then it looks like they are your Employee which means you need at a minimum Workers Comp, payroll and associated taxes to comply with the law - Bummer right?  

Im having a hard time finding out if relocating a house is considered a new house aka if it would have to comply with new building codes or grandfathered. 

(you could possibly have to give 1 more notice that way you are showing the court you tried to get the resident to comply) As for the smoke smell this would be very hard to prove.

i say be the better person and have a talk with her letting her know the options you can take if she doesn't comply with your requests.
