Buying from a distance is certainly challenging but don't hold this experience against the entire turnkey model.

There is no housing for the student that go there and I know first hand a lot of students commute 90 min or more 4 to 5 day s week. 

I then see other cities like Houston/Auston, Tx,  Scottsdale, Az, multiple cities in Florida and although I'm sure there are deals that can be found the negative is distance.

While I am confident that we will all get through this together and come out stronger, we can still carefully conduct business and do real estate deals while we social distance and quarantine.

I'm also wondering if Charlotte being so expensive is likely to drive people there, even though it might be a bit too far a commute

@Aaron Dixon Welcome to the bay area.Lot's of options and differing areas all within an hour radius.House hacking would be a great way to enter the market here.I'd suggest deciding how far (long) you are willing to commute and narrow your buying / living range accordingly. 

It's between Dayton and Columbus off of 70 and so is a fabulous commuter area for those cities.
