Buying is the easy part, keeping great tenants in, dealing with the LTB when there are problems, having a 24/7 plumber for when a city main collapses, you need a team that can execute on all these kinds of issues and more.

Biggest surprise was when a tenant called a week after moving into a new property we had just acquired to report she had no water and upon inspection, the well had collapsed on the property.

So to prevent the closing last Friday in collapsing, I had to make some phone calls last Wednesday to raise $32K (that's the money needed upfront; the rest of the money will be needed for carrying costs) in 2 days.

@Philippe, it's good to hear that the favorable ratios are due to lack of appreciation rather than collapsing local economy.

If you decide to hand dig( which will take 10x longer then you think it will) make sure you bench the dirt back incase it collapses, you don't die/ get hurt.

Hi All,I purchased a distressed property where I was able to get a good discount on due to condition.One of the issues in the house is the house has two major roof leaks, that caused the ceilings to collapse in a bedroom and a bathroom.I've had a roofing contractor come in, and he would fix the source of the leaks on the roof.
