Many years ago I started an IT company and came up with a clever name.

The school district used the Clever portal; which is populated with several learning apps. 

Hi @Nick Boring , I'm sorry but I have to agree with people who said it was a bad idea, I really think it is - I do have a suggestion, but first to explain why I think 'boring realtor' is not a great idea:They say a top rule in marketing is to prioritize being clear over being clever.

Other than finding a straight up owner finance situation, I'm basically looking at bank statement loans (For those not familiar, basically basing income off of the cash flow you have in your bank accounts for approval process) or private money, unless I'm missing something even more clever!

I haven't done it however I saw another post that on their lease instead of it defaulting to M2M it defaulted to another year which I thought was clever. 

You pay all the utilities; you need a full unit of furniture and decor; you need plates, utensils, pots and pans, glasses and cups, coffee maker, toaster and basic cooking supplies; you need linens and towels, soaps and shampoo and conditioner and blow dryers and basic bathroom supplies; you need laundry soap and supplies; and you have the cost of cleaning on the turn (usually charged to the guest but you still have to manage it).

Located in Dallas TX, they are fully furnished with linens and all.

I do consider my STRs a business/non-passive and plan to report the income on Schedule E since I do not provide substantial services like meals and linen service while guests are there. 

Things like linens and such would be new.  

Sometimes you don't have to try and be so clever and creative.
