giving credit my go into a bad road depending on the type of people your tenants are as they might expect it again down the road. if they are great tenants, never bother for the small stuff and you want to keep them, I would give them a small reduction on rent to help them off set the electricity bill.

I would not bother with an appraisal. 1. your more accurate idea of the property value won't be actionable, and the bank will definitely get one when they go to loan. 2. why would you want to delay closing?

I can already see my local area as a comfrot zone that I dont want to be stuck in, so doing things in a virtual way and traveling wont bother me and I am a hop skip and a jump from a lot of places.
