Additionally, just because one sponsor offers a 6% pref vs 8%, or 80/20 carry vs 65/35 is meaningless, other than an experienced operator should have a lower pref and more GP friendly carry, since they take a lot of risk off the table by showing their experience; just like a new sponsor should not be have the same waterfall and fee structure as a 20 yr veteran in the industry.

As I understand there are two different kinds of homesteads in Florida.One would be having your main residence safe from lawsuits, and another would be related would be related to property tax savings.If a house has an in-law suit with a separate entrance and separate electric/water meters can the owner take the advantage of both homesteads for the 100% of the house?

When tenants choose to 'not behave' according to their contract, you should always try to remedy the situation by holding them accountable and then, if the still choose not to cooperate, find a creative way to 'encourage' them to move out and leave the house in good condition, without putting yourself at the mercy of judges and lawyers.
