You should really tackle this debt before you get deeper into real estate, because if we hit a recession, which we probably will in a year or two, and a few things go wrong like you lose a tenant or two due to job loss, and your property values tank 20-30% ... you'll basically be on the verge of bankruptcy.

If they are a legally capable adult you're fine.And, as always, tell the truth.You will get to meet and help a lot of people along the way, save people from foreclosure, bankruptcy etc.If you do your job, all three parties are happy.I was helping a gentleman the other day and the realtors fees made his cut zero.

(real case)But I'll take any day someone who filed bankruptcy for medical bills - people not going to die because they were not able to pay $100K for a surgery.That's why I meet every tenant and talk to them about everything: job, family, dogs, weather.....lolI want to get their character and life in general.I almost took application from a woman - she was nice and sweet and her income was sufficient with no evictions etc.

I have an applicant with the following application credentials:550 credit score, two bankruptcies, a foreclosure, moved 3 different times in 2017  Now on the upside:No debt (that seems obvious), earns a good salary, been on the job for 25 years, lives alone, no pets.This person once took care of other family members and no longer has anyone to take care of anymore.
