Like @Bruce Woodruff mentioned above, get a plat map (not a typo, its a property line map) from the local assessor's office, planning office or county clerk and give it to the surveyor. 

Depending on how long ago the property last passed a city inspection, will dictate the cost and if you need to have it reinspected.Make sure you record your Property Transfer Affidavit (PTA) with the City Assessor.

Sometimes the reason(s) lies outside of rational or logic. 

(There are two lies tied together on the mortgage and the first has the multi family property and the second is a vacant lot I was planning to develop that now I can’t because of a 75 ft.

I guess that podcast host is either lying or desperate for deals.
