It sounds like @Ricardo Polanco is following the rules and just needs to let the OSE officers in for inspection.

I was hoping there'd be a way to keep the super host status + reviews from our personal account but layer that within a new "brand" account - but it sounds like that may not be possible. 

This may sound harsh, but I would actually put this on the tenant to get his rent payment back.

From what you wrote it sounds like the rental you own is your sole, pre-marital property.

I was thinking that the very thin hard carpet could serve as a sound insulation layer, and just installing click together LVP right over the thin carpet and the thin hard stick on tiles.

It sounds like you purchased this property in your personal name. 

Leveraging equity does involve some risk, so it's important to have a sound strategy to avoid overextending yourself.
